A note from our Founder, on why AcreBase is relaunching as a Real Estate Knowledge & Investment Advisory and why that’s a bigger claim than it sounds.

The Manifesto
A few years ago, if you’d asked me what AcreBase does, I would have said: we help people buy property in Gurugram and Manesar. That was true. It just wasn’t the whole story anymore, and I think it’s time to say the rest of it out loud.
Somewhere in the last year, without ever formally deciding to, we stopped operating like a property agency and started operating like something else. We built a published framework for evaluating which developers actually deserve a client’s trust and started turning down projects that didn’t meet it. We started researching infrastructure timelines, RERA filings and sustainability claims as thoroughly as we research the properties themselves. We started using AI-assisted tools not to write faster brochures, but to track markets, verify documentation, and stay in touch with clients we hadn’t spoken to in months. And we started staying involved with clients years after their booking, through construction, through possession, through the eventual decision to rent or resell, instead of treating the transaction as the end of the relationship.
None of that is what a property agent does. It’s what an advisory does.

So Here’s What We’re Actually Saying
AcreBase Land Holding LLP is relaunching, publicly, as a Real Estate Knowledge and Investment Advisory.
Not a rebrand for its own sake, a repositioning to match what we’ve actually already become. Three things are true about us now that weren’t true, or weren’t visible, a couple of years ago.
We’re research-driven, and we’ll show our work
We publish the actual framework we use to evaluate a developer before we’ll represent them, five dimensions, checkable, not a marketing claim. We’ve written openly about where India’s real estate regulation still has gaps, and how to verify a sustainability claim instead of just trusting it. When we recommend a project, we can tell you specifically WHY the RERA number, the infrastructure milestone, the density ratio, not just that it’s a good opportunity.
We’re AI-assisted, and we use it the way we’d want it used on us
We use AI-assisted research and automation to track infrastructure developments, verify documentation faster, and make sure no client relationship goes quiet just because we got busy. What we don’t do is let it replace judgment, every recommendation still gets a human decision behind it. We think that balance, done honestly, is rarer in this industry than it should be, and we’d rather show you how we actually use these tools than just claim we’re “tech-forward.”
We’re building a real network, not a single project’s sales pipeline
We work across multiple developers and corridors, the Gurgaon International City in Manesar, Eldeco’s Sector 80 portfolio, and a growing list beyond those, specifically so a recommendation to you is a comparison, not a pitch. And increasingly, we’re building that same thinking into a wider professional network: sharing what we’ve learned with other agents who want to build a more systemised, research-driven practice too, because a stronger ecosystem around us makes us more useful to you, not less relevant.

What Doesn’t Change
I want to be direct about this, because relaunches can sound like everything is suddenly different, and that’s not honest. What doesn’t change: we’re still a small, personally-run firm, not a large institution. I’m still the person you’ll actually talk to, not a call centre.
We still work primarily in Gurugram and Manesar, because that’s the market we know well enough to make this kind of promise credibly. And we’re still going to be wrong sometimes, the whole point of publishing our framework and our research openly is so you can hold us to it when we are.
Why This Matters to You, Specifically
- If you’re a homebuyer, it means the advice you get from us is built to survive being fact-checked – verify anything we tell you, we’d rather you did.
- If you’re an investor or HNI, it means you’re getting a comparative view across a real network, not a single project’s best pitch.

- If you’re another agent building your own practice, it means we’d genuinely rather share what’s worked for us than treat it as a trade secret – a stronger, more research-driven market benefits everyone in it, including us.
